When an appraiser reviews a home, they make an estimation of the quality of construction materials, whether there are custom-made furnishings or ornaments, and how well these appear to have been maintained. This appraisal gets quantified into a grade using a standardized code defined by the Uniform Appraisal Dataset owned by Freddie Mac and Fannie Mae.
Plunk uses AI to estimate your Home's condition and quality, grading the home with the Uniform Appraisal Code's same scale. The Condition Score ranges from 1- Luxury to 6 – Disrepair.
This information allows Plunk to assess your home value more accurately. The Condition Score empowers you to decide what room is in most need of a touch-up to maximize your equity.
To get your condition score, the wizard will walk you through taking a series of pictures of different parts of your Home. It will use these pictures to estimate your score. After the first pass, you can always go to the bottom of the "Condition Score Explained" widget and press "Recalculate score."
You will need to take either pictures in total, two for each type of room in the house:
- Kitchen
- Bathrooms
- Interior rooms - this can be living rooms, bedrooms, etc
- Exterior - the front of your home, backyard, deck, etc
